Marketing
Property details are displayed in our
office window, advertised in both the
colour local supplements; The Beds On
Sunday and The Times & Citizens, on
our website and our property lists which
are distributed to our customers when
enquiring about properties we have available.
We also advertise on the rightmove website
to ensure we cover the widest exposure
possible and we will erect a To Let board
once permission has been authorised by
yourselves.
Viewings
All viewings we carry out are accompanied
by a member of staff at Real Estate Services
Ltd unless otherwise instructed. All potential
tenants must view the property before
applying for the application, once a deposit
is taken we will inform you immediately.
The Deposit
We take a deposit from the potential
tenants when they confirm they wish to
take the property, this is equivalent
to one months rent. The deposit is held
for the duration of the tenancy and will
be used to cover and costs to rectify
the property, with the exception of general
fair wear and tear. We are members of
The Dispute Service Limited so we hold
the deposit.
Referencing
All potential tenants are referenced
by ourselves to ensure all requirements
are met, we ask for an employment reference
to confirm that their monthly take home
pay will cover the rent and a character
reference.
Tenancy Agreements
An Assured Shorthold Tenancy Agreement
is drawn up once all the referencing has
returned satisfactory and we have arranged
for the new tenant to move in. The Tenancy
Agreement is in accordance with all the
current legislation and are all initially
for a fixed term of six months.
Inventory
A full detailed inventory is carried
out on every property before new tenants
move in to protect both the Landlord and
the Tenant. The inventory is checked with
the tenant on the day we move and signed
to ensure they agree with everything we
have recorded. A copy is kept on the file
and the Tenants are provided with a copy
for their records. Photo inventories are
also carried out before a new tenant moves
in and they must sign to agree with them
too, we keep these on our file.
Rent payments
The rent is paid a month in advanced,
tenants pay by cash or standing order.
We try to encourage payments by standing
order but not all tenants like this method
of payment. Once the rent has been collected
we will pay the Landlord by cheque or
direct into a nominated bank account,
we will also send monthly statement by
email or post. This statement will outline
the rent, commission charges and any other
expenses that have occurred.
Property Visits / Repairs
We carry out a periodic visit within
the first 4 months of a new tenant moving
into the property and then every six months
thereafter. When we carry out these visits
we inspect the whole house and report
any problems / maintenance issues that
may need attending to the landlord, to
ensure the property is kept in a good
condition.
End of Tenancy
When a Tenancy comes to its end we will
write to the landlord to inform them,
we will not re-advertise the property
until we have been instructed to do so.
On the day the tenants vacate we will
conduct a check out to inspect the property
according to the inventory, and if there
are any concerns we will use the deposit
to rectify. The deposit is only returned
once Real Estate Services and the Landlord
both agree.
